Work begins on new €46 million resort in Costa Teguise

Construction has officially begun on Kora Maresía, a new luxury resort on the seafront of Costa Teguise, Lanzarote. The €46 million project is located beside Playa del Jablillo, just minutes from Playa de las Cucharas, and has been developed by Kategora Real Estate. It will cover 22,000 square metres on a 17,625 m² plot, and is scheduled to open in 2027.
More than 60% of the 144 units have already been sold, as the company brings to life a previously approved development with what it describes as a “more sustainable, integrated and environmentally sensitive vision” for the island. The complex will have a tourist apartment licence and will be managed by Kora Living, the hotel division of Kategora Real Estate.
Kora Maresía will feature 144 units, offering one, two or three bedrooms. The apartments range from 78 to 266 square metres, including spacious private terraces with panoramic views of the Atlantic Ocean. Units are on the market from €315,000.
The resort’s design is being led by Lanzarote-based studio ISOC in collaboration with international firm HofmanDujardin. The aim is to fuse contemporary architecture with the island’s natural identity, using clean lines, earthy tones and horizontal volumes that blend into the volcanic landscape. According to the Chief Development Officer, Eneko Balda, the architecture “seeks harmony with the volcanic and marine setting” and evokes a design that “could have grown naturally from the land itself.”
HofmanDujardin is also responsible for the interior design, which will highlight natural, locally sourced materials such as volcanic stone, traditional wood, and palm fibres. Each apartment will combine elegance with functionality and offer spacious terraces that allow for private outdoor living.
The complex will feature 12,700 square metres of communal spaces designed to encourage interaction between guests. Among its amenities will be three outdoor pools, landscaped gardens, wellness areas, a gourmet market showcasing local produce, open-air reception terraces, coworking spaces, and 152 parking spaces.
The landscaping will use native plant species to encourage biodiversity and reduce water consumption. Vegetation will be integrated throughout the resort, from gardens to patios and rooftops, creating a space that pays tribute to the Canarian landscape. The project also includes the restoration of a degraded stretch of coastline and its integration with the existing seafront promenade. CEO and founder Kepa Apraiz said that recovering this area and returning it to the community is part of Kategora Real Estate’s commitment to Lanzarote.
Sustainability is a core aspect of the project, both in its construction and operation. The development will feature energy-efficient lighting, thermal insulation, solar panels with a 100 kWh capacity, and a seawater desalination plant currently awaiting final approval. These measures will supply almost 100% of the resort’s water needs for pools, irrigation and sanitary use. It will also encourage sustainable mobility with more than 40 bicycle parking spaces.
Kora Maresía is a significant investment in Lanzarote’s tourism and real estate sector, combining modern architecture with environmental responsibility. With most units already sold and strong interest from international buyers, the project is expected to become a landmark development on the island’s east coast.
